Matt,
Following up on your voicemail from earlier this week; everything is going well and we don't have any concerns about the new house. No real surprises so far.

We appreciate all of your efforts throughout the process. I think the part we liked most about dealing with you was your responsiveness. Returning my calls and emails quickly, being able to scan and transfer documents electronically, and the promptness with which you followed up on things were all appreciated. I think clients, in my age group especially, will really value the fact that you use email effectively and read and respond to it all day. I know that for me, it is often the most convenient way to communicate during the day. With the technology we have these days, I really can't understand real estate agents who can't return calls or emails within a few hours. From a client's point of view, this is a huge turn-off.

There are certainly lots of real estate agents out there who can do an adequate job at making a deal go through, but your responsiveness set you apart from others I have dealt with. Even though our transactions weren't for a ton of money, we felt like you always made us a priority.

I found Matthew Makowski's name while browsing in the Real Estate section of the Sunday paper. I left a message indicating my interest in the property he was advertising.

Thanks so much for keeping a cool head during our trying ordeal. For starters, buying my first home was confusing enough. You simplified things though, and made the entire process understandable. You really saved the day by discovering something no other agent ever had. Halfway through the contract process, you uncovered a title restriction imposed by the city. This restriction went unnoticed in all the years the home had been bought and sold. I could have lost thousands of dollars trying to resell the property, if the deal had been completed. Thanks to you, it wasn't.

I was really upset when that first property fell though. I was so discouraged that I lost interest in buying anything. Thanks to your encouragement, though, we started the hunt again and found the perfect home for my needs. I'm so happy that things worked out the way they did. Now that the dust has cleared on my move to Evergreen, I wanted to write and thank you for your help in selling my townhouse in Boulder. I had found a house I absolutely had to have up here in the mountains, but the seller didn't want to accept any contingencies at all, and was only willing to settle on a two-week noncompetitive period. I had to sell my townhouse as quickly as possible, or lose this beautiful home.

I called you as soon as I got back to Boulder after making the offer, and even though you were on your way out of town for a weekend of skiing with your family, you were willing to take the time to pull some comps and figure out an asking price, and stop by my house to get the listing process started. This sign was up in my yard the day you got back to work, and I accepted an offer four days later!

I really feel like you shared my urgency in not losing the house in Evergreen, and went out of your way to make sure my townhouse sold quickly. You took the time (frequently) to patiently explain the intricacies of the home buying and selling process, and to help me figure out how to satisfy the conditions my buyers had placed on buying the townhouse. You also helped me to understand the various steps in the process of buying this home, and how to minimize the risk of losing it to another buyer. I feel like you really put yourself in my shoes and did everything you could to make the process of selling my townhouse and buying this home as painless and stress-free as possible.
